Potentially, you can borrow up to 90% against the value of your commercial property (that is leased to a related entity) in your SMSF, or 80% for commercial investment. For residential properties in your SMSF, you can potentially borrow up to 90%. Lenders have vastly different policies for SMSF lending, we can assist with the right lender for your circumstances.

Yes, there are lenders who do offer offset accounts in their SMSF.

SMSF lending is quite strict with it’s requirements. You cannot directly use the equity in other property as security, whether inside or outside of super, for the deposit for an SMSF.

Yes, all SMSF lending will require the establishment of a bare trust (sometimes called an asset trust or warrant trust) to specifically hold the asset while there is debt against it. Your financial adviser or accountant can assist with the establishment of a bare trust. We also have contacts that we can put you in touch with if you would like to discuss with a financial adviser.
